Detailed project report
Promoter profile, project description, cost of project and means of finance, market, technical and implementation details.
T K Chandy & Associates prepares project reports and CMA data in Kochi for businesses applying to banks for term loans, working capital limits and MSME schemes. We build realistic projections from your actual numbers, compute DSCR, working capital and drawing power in the format banks use, and explain every assumption so your loan proposal stands up to credit appraisal.

At a glance
When you apply for a business loan, the bank wants to know three things: how much you need, what it will be used for, and how you will repay it. A project report and CMA data answer those questions in numbers. A weak or inflated report is one of the most common reasons proposals are sent back for clarification, while a well-supported one lets the credit officer understand your business quickly.
At T K Chandy & Associates, our chartered accountants in Kakkanad prepare project reports and CMA data in Kochi for manufacturers, traders, service businesses, hospitals, hotels and start-ups across Ernakulam and Kerala. We start from your audited accounts and actual operating data, not a template, and every projection is backed by an assumption you can explain to the bank. We do not promise sanctions: the lending decision is always the bank's, and our job is to make your proposal accurate and complete.

Who it is for
Banks and financial institutions ask for these whenever credit is new, increased or renewed. We prepare them for:
What the engagement covers
Promoter profile, project description, cost of project and means of finance, market, technical and implementation details.
Past, estimated and projected operating statement, balance sheet analysis, current assets and liabilities, and fund flow.
Projected profit and loss, balance sheet and cash flow for the loan period, with a written assumptions note.
DSCR, current ratio, TOL/TNW, interest cover and break-even, computed year by year.

Monthly or quarterly stock and book-debt statements, drawing power workings and renewal data for existing limits.
Inside the CMA
CMA (credit monitoring arrangement) data follows a standard set of statements that banks use to compare businesses. Usually it covers two or three years of actuals, the current year's estimate and projections for the loan period:
| Statement | What it shows |
|---|---|
| Existing and proposed limits | All current borrowings and the facilities now requested |
| Operating statement | Sales, cost of production, profit and depreciation by year |
| Analysis of balance sheet | Liabilities and assets regrouped in the bank's format |
| Current assets and current liabilities | Holding levels of stock, debtors and creditors in days or months |
| Working capital assessment | Working capital gap and the eligible bank finance |
| Fund flow statement | Long-term sources and uses, showing the project is properly funded |
| Ratios | DSCR, current ratio, TOL/TNW and other key ratios |

Our process
Step01
We discuss the purpose, amount, bank, security and timeline, and review your past accounts and existing loans.
Step02
We gather machinery and civil quotations, capacity, pricing, costs and staffing, and check them against your actual history.
Step03
We prepare cost of project, means of finance, projected statements, repayment schedule and working capital in the bank's format.
Step04
We stress-test sales and margins, check DSCR and ratios, and adjust anything that would not survive appraisal.
Step05
We deliver the report and CMA with an assumptions note and answer the bank's queries until the proposal is complete.

Documents checklist
For an existing business, plus the project details for a new one:
Working capital
Working capital finance, usually a cash credit or overdraft limit, funds the gap between your current assets (stock and debtors) and your trade creditors. Banks assess the limit by one of three broad methods. For smaller MSME limits, banks generally use the turnover method, based on a share of projected annual sales. For larger limits, they use the MPBF method that originated with the Tandon Committee, where the promoter funds a margin from long-term sources, or a cash budget for seasonal businesses. Which method applies depends on the size of the limit and the bank's policy.
Once a limit is sanctioned, the amount you can actually draw is your drawing power, recalculated from the stock statements you submit each month or quarter. Overstated stock or old debtors can lead to adverse findings in the bank's stock audit, so we prepare statements that agree with your books and GST returns. Realistic holding levels in the CMA, backed by your past data, are the best way to get a limit that fits how the business really runs.
MSME schemes
Under the credit guarantee scheme run by the Credit Guarantee Fund Trust for Micro and Small Enterprises (CGTMSE), banks can lend without collateral or third-party guarantee and get a guarantee cover from the trust. The ceiling of guarantee cover was raised from ₹5 crore to ₹10 crore from 1 April 2025. The bank decides whether to cover a loan, and the guarantee fee is usually passed on to the borrower.
The Prime Minister's Employment Generation Programme (PMEGP) gives a margin-money subsidy for new micro-enterprises, implemented through KVIC, the Khadi and Village Industries Board and District Industries Centres, with the loan from a bank. Project-cost ceilings and subsidy rates are set in the current scheme guidelines, so we confirm them on the official portal at the time of application. A Udyam registration is needed for most MSME benefits.
Worked example
A spice-processing partnership firm near Angamaly wanted a term loan for a new grinding and packing line and an increase in its cash credit limit.
The bank raised a few queries on raw material prices, which we answered with purchase records, and the proposal went to appraisal with complete data.
Fees and timing
Our fee depends on the loan amount and type (term loan, working capital or both), whether it is a new project or an existing business, the number of years projected, the condition of your accounts, the bank's format and how much follow-up with the bank is needed. Renewal CMA data for an existing limit is simpler than a full project report for a new unit. We quote a fixed fee in writing after a short review of your accounts and loan proposal.
A renewal CMA usually takes a few working days once the provisional accounts are ready. A new project report takes longer, mostly depending on how quickly quotations and project details are available.

Short answers to the questions clients in Kochi ask us most. Still unsure?
Talk to our teamA project report describes the business or project, its cost and how it will be financed, and projects sales, profit and cash flow over the loan period to show that the loan can be repaid. Banks use it to appraise term loans and new working capital limits.
CMA (credit monitoring arrangement) data is a standard set of financial statements and ratios, with past actuals, the current estimate and projections, that banks use to assess working capital and term loan proposals.
A project report is a narrative and financial document explaining a project; CMA data is the bank's standard tabular format for the numbers. A new project usually needs both, while renewals of existing limits usually need only updated CMA data.
DSCR (debt service coverage ratio) is the cash available from operations divided by loan instalments and interest due in the year. It must be above one to show repayment capacity, and each bank sets its own minimum and average benchmarks.
Banks generally use the turnover method for smaller MSME limits, the MPBF method for larger limits and a cash budget for seasonal businesses. The limit is the working capital gap less the promoter's margin, under the bank's policy.
Drawing power is the amount you can actually use from a cash credit limit at a time. It is calculated from the stock and book-debt statement: eligible stock and debtors less trade creditors, after the bank's margin.
Usually monthly or quarterly, as stated in the sanction letter. Late or inaccurate statements can reduce drawing power or lead to penal charges, and figures are checked during the bank's stock audit.
For working capital, banks usually want the current year estimate and the next year's projection. For a term loan, projections usually cover the full repayment period.
No. The lending decision is always the bank's, based on its own appraisal, your credit history and security. We make sure the proposal is accurate, complete and well supported.
CGTMSE is a credit guarantee scheme under which banks can lend to micro and small enterprises without collateral or third-party guarantee. The guarantee ceiling was raised to ₹10 crore from 1 April 2025. The bank decides whether to cover a loan under it.
Yes. A PMEGP application includes a project report with the cost of project and means of finance, which the implementing agency and the bank review before sanction and margin-money subsidy.
For a new business, yes: the report is based entirely on projections and quotations. For an existing business, banks expect audited or at least provisional accounts, and income tax returns.
Banks compare projections with your past results and industry norms. Sales or margins that jump without a clear reason undermine credibility, so realistic, well-supported projections are more useful than optimistic ones.
Small vehicle and equipment loans are often sanctioned on income documents alone. Larger equipment loans, especially for a business, usually require a short project report or cash flow projection.
Renewal CMA data takes a few working days once provisional accounts are ready. A new project report takes longer and depends mostly on how quickly quotations and project details are available.
